FYI:  There is  3/2; Second Floor Unit for $69,500.

Its bank Owned and is in good condition.  It would likely rent for $1000/Month.

First Come/First Served so call or email me if you interested.

It is also interesting to know that there have been 14 units sold in this community this year.  In my opinion, that shows some confidence in the market.

Hello everyone.  I hope this finds you all well. 

The local real estate market continues to move in the right direction despite some ups and downs.  Bottom line is that we are doing more transactions than we were a year ago.  Foreclosures and short sales continue to lead the pack and investors are becoming more numerous as more and more properties are "making sense" from an investment perspective.

Here are a few that I think you shoud know about.

 

1.    4612 3rd. Ave.  $79,900.  Bank Owned 3/2 1560 SF    It hink I had this one in my last update.  I am surprised it is still around.  The house is in good shape, has a fully fenced yard and with a couple of appliances it is renter-ready.  I would think you could easily rent it for $900/month.

 

2.    130 Calle el Jardin #203 (Palencia Condo)  $54,000.  This 2/2 second floor unit is a short sale.  The down side is that you may have to wait to close BUT the upside is that it is owner-occupied and the current owner would like to rent back for up to a year.  Built in renters are a good thing!

 

3.    1486 N. Loop Parkway (Palencia)  $89,000.  This Bank owned lot happens to be my listing.  It measures approx 1/2 acre and is across the street from a 4000SF+ home losted for sale at $1MM.  We rarely see deals where the land cost is such a small percentage of a total package.

 

4.    4250 A1A S. B15.  $99,000.  This one bedroom unit in Ocean Village Club gets you East of A1A in a resort community with 2 pools (one heated), tennis, beach access and the ability to rent short term, long term or not at all.  Not bank owned or a short sale.

Hey Everyone.

Sorry it has been too long since my last post.  Things have been busy here and mostly in a good way.  I am seeing steady activity on our listings but most definitely the activity favors the foreclosed or distressed properties.

For example, as I have told a few of you that I have spoken to recently, I listed a bank-owned 3/2 condo in Palencia for $67K.  It was under Contract in 72 Hours and closed in a couple of weeks for $60K.  That unit would rent for about $1000/month and had originally sold for over $200K.  Crazy, huh?  The biggest drops still are seen in condos and vacant land.

Here are a few really good deals out there today.  Give a call or send an email if anything looks interesting or if you wantme to keep an eye out for something.

1.    $379,900.  Captain's Quraters Condo.  Bank Owned 2/2 Oceanfront Condo.  3rd (top) floor unit with covered parking, pool and tennis. 

 

  $279,000.  Vacant ICW Front Lot on the Island. This Bank Owned lot was just reduced from $340K and was purchased in 2005 for $525,000.  Its located in a small deed-restricted neighborhood just South of Anastasia Catholic Church.

 

3.    $245,000  At over 1800SF this 3/2/2 Bnk-Owned house in Sea Grove is a great deal.  It does back up to A1A but comparatively speaking its a great price and its in very good shape.

 

4.    $79,900.  This is great deal.  Its a modular home located in a subdivision North of Downtown.  Its a 3/2 and could become a 4/2.  Fenced yard, no garage and in pretty good shape.  May need some carpet and an appliance or two but it's nearly renter-ready.  It was reduced this week from $89,900.

Hey All-

 

I hope everyone is enjoying the later part of summer.  The beach has been wonderful, fishing has been great, but everyone's swimming pool seems to be a tepid 106 degrees or so.  I really shouldn't complain.

The purpose pf this post is to announce that I am going to start a new campaign to keep you in the loop on some of the fantastic deals that are out there now.  When I get the chance to talk to many of you I typically get two questions:

1.  How is the Real Estate Market?

and

2. Can I let you know when I see an incredible deal?

Therefore, one a week or so, on this blog, I am going to list a few of the great deals I am seeing right then.  They might be homes, condos, vacant land or even commercial properties.  Here is my criteria:

1.  Incredible price.

2.  Good income potential.

3.  Good long-term increase in value potential.

4.  Properties DO NOT have to be one of my personal listings.
