Its may be too early to say with any certainty, but it is refreshing to hear and read some better news for a change.  In yesterday's St. Augustine Record on the front page in bold was the lea article that quoted local residents and Real Estate Professionals who all noted that there has been a measurabe uptick in activity and pending sales for both December and January (a link to the article is at the bottom of this post). This has also been the case for my self and mt office here in St. Augustine Beach.

In short, the mood is positive.  People are looking, making offers and getting great deals.  I believe there are several factors that explain the recent surge in activity:

    -Unbeliveable prices, especially on Foreclosed and Short Sale properties.

    -Increased Consumer Confidence.

    -Low, low Mortgage Rates.

    -Otimism surrounding a new year and new administration in Washington.

We all agree that we are not our of the woods yet but we do feel we are moving in the right direction.  I have always said that anyone who says they can predict the future most certainly does not know.  But with my hand on the pulse of the St. Augustine Real Estate Market and can tell you there is a sense of confidence that we have not had in over a year.  People are starting to realize that with reduced prices and great interst rates they are able to buy into neighborhoods today that they would not have been able to in the past.
